Perry Associates NYC Inc. Buyer Agency – Method and Procedures for Purchasing a Home
All Licensed Salespersons and Associate Brokers (Agent) must inform their buyers and obtain their , consent to represent them prior to showing property or disseminating information via email, text and direct mail.
The Agent and Buyer must complete and sign the following forms:
- NYS Housing and Anti-Discrimination Disclosure
- NYS Fair Housing Notice
- Buyer and Seller Agency Disclosure
- Exclusive Buyer Agreement
The Buyer must also provide proof of funds for all cash sales, a copy of their identification (driver’s license, passport, drivers, license). Acceptable forms of proof of funds for all cash sales include Buyer’s bank statements (block out the last 4 digits of the account number) and or investment accounts. Bank letters from financial institutions or attorney letters are not acceptable.
Bank Mortgage pre approvals are also acceptable for a purchase. The Buyer must also verify their bank account information. The account must show amounts required for a down payment and closing cost.
If the Buyer elects not to sign but wants to proceed with any transaction, the Agent shall complete the forms and document the addresses of all properties shown (your transaction(s)). These documents must also be sent to your Buyer via email or text.
They Agent may also elect to decline working with any client who refuses to comply.
Handshake agreements are no longer accepted.
